Role Overview:
In this role, you will be managing one or more multi-unit housing development projects at a given time.  You will have P&L responsibility and ownership over delivering great investment returns on each project.  You will be expected to own the development from ideation (which geography the development should take place in an what returns we can expect) to implementation (working with our internal teams to acquire land, figure out the right architecture & design, overseeing our construction managers, and overseeing sale processes) and reporting (communicating results to our investors). Homebound’s Investor Program team is distributed across the United States, but in this role, you should either be in the Bahamas or expect to travel to that market multiple times per month.  You will initially report to the GM of the Homebound Investor Program. 

Own your developments, which may include:

    • Development thesis: plan multi-unit Single-family home developments (typically 5-25 units) that will allow Homebound to generate fantastic returns for its investors. You will have support on these efforts from the Investor Program’s strategy team.
    • Acquire land: work with our tech and growth teams to identify real estate assets that we are interested in acquiring, and then manage negotiations with property owners to acquire the right assets at the right prices.  You will be tasked with diligencing each property, with the support of Homebound’s Title & Escrow team.
    • Create and manage project budgets: you will have ultimate responsibility for creating line item budgets for each project and ensuring we are consistently managing to high ROI project.  You will have plenty of support on project-level budgeting from our procurement team.
    • Work closely with construction team: help guide our Construction Services and Construction Operations teams to creating the ideal product type and ensure that development timelines are met.
    • Own the selling decision: set home sales prices and decide which offers to accept / reject / counter.
    • Reporting: generate monthly reports that show project progress (you’ll have support from analysts).

Who You Are

    • 5-8 years of professional experience in finance & investing (Private Equity, Real Estate development, etc.) ideally with some real estate familiarity.
    • Intelligent, motivated, curious, resourceful, friendly.
    • Capable of and excited for owning your workstreams and P&L.
    • Analytical, data-driven approachComfortable work-planning and building to complex solutions.
    • Enjoy solving problems with non-obvious solutions.
    • Enjoy working in team settings and excited about working cross-functionally (i.e., with people of a wide variety of industry expertise and experience levels)
