Job Description

The Leasing Manager is the welcoming presence and first touch point for all new & prospective residents in the building.  The Leasing Manager helps prospective residents make the decision to sign the lease and move into the building, and also ensures that new residents are safe and happy.  The ideal Leasing Manager is personable, loves engaging with people and has a compelling presence.  

Specifically, the Leasing Manager excels at:

  • Connecting with people of all types and backgrounds, forming meaningful and trusting relationships
  • Articulating the unique value of living in the building in a positive and compelling manner
  • Representing the needs of new and prospective residents and inspiring the greater building team to satisfy these needs
  • Willingly performing all duties, in service to the building and its residents

Specific Responsibilities

Build Welcoming Relationships

  • Build rapport and personally connect with new and prospective residents
  • Maintain effective, trusting relationships with established residents, through personal connection at building events and other communication channels
  • Glean & leverage psychographic data to help drive decision-making regarding amenities and services offered to residents
  • Respond quickly and effectively to all inquiries, closing the loop on any open questions post-visit

Maximize Building Occupancy

  • Attract prospective residents through meaningful community promotions, as required
  • Effectively manage the new resident journey (from prospect to resident) utilizing effective communications skills
  • Provide compelling building tours and model apartment walkthroughs, articulating services and amenities effectively, as required
  • Ensure smooth lease renewal processes that encourage high resident retention
  • Ensure that details of the leasing and lease renewal processes are completed accurately
    • Conduct credit checks and other background tasks to qualify prospective residents 
    • Collect application fees, security depots and rent payments from residents
    • Inform residents of changes to the rental agreement or foreseeable problems
    • Manage collections process for non-timely rent payments

Manage the Leasing Agent

  • Effectively hire, develop, give feedback to and inspire Leasing Agents as required (in conjunction with Talent, L&D) 
  • Drive accuracy and efficiency of Leasing Agents, ensuring occupancy KPIs are met, and leasing agreement details are accurate and complete
  • Motivate and inspire Leasing Agents to bring out their highest level of performance

Coordinate with Greater Building Team

  • Collaborate on the coordination and execution of monthly building events that enhance the member experience (in conjunction with Territory Engagement Manager and Field Specialists)
  • Coordinate with Alfred Manager on maintaining resident satisfaction through service delivery, helping ensure higher lease renewal rates
  • Willingly fulfill all duties and tasks of all building employees in service to members, as needed
  • Willingly support greater building team, assisting with various tasks on occasion
  • Manage expenses effectively, identifying opportunities to reduce expenses while maintaining service standards

Requirements

  • Effective written & verbal communication skills
  • Proficiency using communication tools, apps, and the Internet on a smartphone and a computer
  • Proficiency using CRM, RentCafe, or Yardi
