Project Manager, Single Family Renovations

The Project Manager  is responsible for supervising multiple Superintendents through the lifecycle of all projects assigned to this role. This
includes but may not be limited to account management: business development and client engagement; estimating: scope of work (SOW) generation, detailed and comprehensive quantity takeoff, accurate cost evaluation, subcontractor and supplier bid solicitation, scope qualification and evaluations, and bid submission; purchasing: material procurement and supplier qualification; operations: pre-construction
and construction activities (scheduling, material ordering and logistics, subcontractor administration, health and safety management, etc.), budget development, submission, and analysis, cost management, project risk evaluation and mitigation, quality control, and change order recognition, development, and management; finance: reoccurring and end of project analysis and reporting, contract review, cost
management and accounting.

Essential Duties and Responsibilities 

  • Communicates with clients on current and future project needs
  • Recognizes new business opportunities and works with account management to further existing and
    prospective client relationships
  • Performs due diligence walks with account management and prospective clients
  • Understands industry standards and works with stakeholders to generate appropriate SOWs
  • Performs take-offs, prepares estimates, and reviews bid documentation for new projects
  • Solicits bids for both defined and undefined SOWs and qualifies subcontractors
  • Reviews project budget and communicates information accurately to team
  • Generates and reviews project documentation including subcontract agreements, material orders,
    purchase orders, schedules, etc.
  • Partners with purchasing to order materials, setup logistics, and ensure items arrive according to
  • Tracks and manages material inventory to maintain appropriate levels for the region
  • Identifies material concerns proactively and works with purchasing to avoid schedule disruptions
  • Reviews project documentation including SOW, budget, subcontract agreements, and schedule with
    PMs and Superintendents
  • Obtains proper permitting needed for city and state requirements for projects
  • Conducts project kick-off meetings with all stakeholders (clients, PMs, Superintendents, &
  • Conducts regular onsite inspections of projects for progress and safety compliance
  • Identifies issues during construction related to quality, budget, schedule, code compliance, safety,
  • Recognizes issues that fall outside of SOW and coordinates with all stake holders to capture all
    potential related costs to present to client
  • Creates necessary change orders and communicates with client before proceeding with work
  • Collaborates with Superintendents to optimize efficiency and effectiveness of resources including
    management, subcontractor labor, materials, and equipment
  • Drives projects to completion and ensures adherence to SOW, code compliance, and quality
  • Conducts final site walk with Superintendents, subcontractors, and clients for project turnover
  • Reviews project financial performance and maintains proper allocation of costs
  • Analyzes and reports all financial projections and performance for each assigned project
  • Manages project liability and risk management through the lifecycle of each project
  • Support Finance department with all aspects related to the company financial policies and
  • Determines Best Practices and integrates them into process improvements
  • Participate in standard company and Operations meetings as defined and required
  • Maintains a network of qualified subcontractors and suppliers to meet the demands of construction

Managing Others

  •  Leads others by example and creates a positive, collaborative team atmosphere

  • Facilitates all functional project transitions over the lifecycle of each project
  • Establishes the project objectives, sets performance standards as outlined in scopes of work, and

  • Oversees Superintendents that manage the construction activities on assigned projects from start to
  • Conducts regular team meetings to share best practices and enable cross-functional learning
  • Ensures personnel are adequately trained to perform project related duties using the systems,
    methodologies, and safety processes
  • Ensures all Superintendents are following the proper processes with Sage 100, SmartSheet, Site
    Audit Pro, etc.
  • Monitors the performance of Superintendents on a regular basis and holds regular training and
    development meetings
  • Develops effective communication channels and mechanisms between internal and external
    stakeholders and supports the Superintendents with all client communications
  • Plays a key role in recruitment, negotiation, retention, and supervision of qualified subcontractors
    and suppliers for assigned projects

Required Skills and Qualifications

  • Bachelor’s Degree, preferably in Civil Engineering, Construction Management, Architecture or
    related field or equivalent experience or training
  • 3 or more years’ experience with increasing responsibility as a Project Manager of single-family
    residential renovations
  • Extensive knowledge of Microsoft Excel, Word, and Outlook
  • Knowledge with Sage 100, SmartSheet, and iPad technology preferred
  • 30-hour OSHA certification, PMI certification
  • Primary language skills required: English
  • Secondary language skills preferred: Conversational Spanish
  • Valid Driver’s License
  • Travels according to client and project requirements within assigned region
  • Travels overnight to other company offices on occasion
